Completed in fall 2025, this project involved the conversion of an existing commercial structure in Fairlee village into six residential apartments. The building, previously underutilized, was reworked to provide much-needed housing within the existing footprint of the town center.

The scope included a full interior gut renovation along with structural upgrades and complete replacement of mechanical, electrical, and plumbing systems. Site work included the installation of a new septic system and improvements to support increased residential use. The project also incorporated high-efficiency mechanical systems, including Ephoca AIO heat pumps and Stiebel Eltron on-demand water heaters.

The layout introduced six one-bedroom units, including an ADA-accessible unit and designated affordable housing units. A portion of the project focused on creating additional livable space within the lower level to increase overall density without expanding the building footprint.

This project reflects a broader effort to create housing through adaptive reuse—prioritizing efficiency, durability, and long-term performance while contributing to the vitality of the surrounding village.
